Megan Epstein, Managing Member
Mrs. Epstein started her career in 2009 working for Finton Builders, a prestigious high-end general contracting firm, building celebrity homes in California. After working for several years building complicated high-end luxury estates, Mrs. Epstein moved to San Francisco to become an owner’s representative. She spent several years advising wealthy homeowners on the construction of their luxury estates, often assisting with assembling the teams of subcontractors, engineers, architects, designers, and consultants to drive projects from planning stage through completion.
In 2012, Mrs. Epstein moved from being an owner’s representative to doing high-end residential real estate development. She partnered with a boutique home builder in Marin County to develop homes in Ross and Wine Country. Meg and Stephen Epstein relocated to Nashville and initiated their business career with the development of several high-end homes through her self-founded boutique development company, California South Inc.
After seeing that residential condominium buildings were in short supply, Mrs. Epstein partnered with a local landowner to build 35 residential units in Nashville. As Mrs. Epstein continued to expand her Nashville footprint, she teamed up with seasoned developer Steve Armistead and experienced architect Jared Bradley to develop two residential condominiums. Mrs. Epstein obtained her Commercial General Contractors license, real estate Agent’s license, and pursued further training from the CCIM organization.
Seeking more involvement in the Nashville real estate community, she became active with the Nashville Civic Design Center, the Urban Land Institute, and other relevant local networking and business development organizations. After continuing to study and observe what is needed in the Nashville market, Mrs. Epstein further refined her investment strategy to service additional undersupplied asset classes; such as office, condos and flex-office warehouse for smaller tenants.
Stephen Epstein, Managing Member
Mr. Epstein graduated from the University of Southern California in 2003, where he majored in International Relations and studied Real Estate Finance. In 2004, Mr. Epstein started working at Conquest Student Housing, a boutique real estate development with over $150M in student housing projects. After Conquest liquidated, Mr. Epstein moved back to San Francisco to work for another student housing developer in Berkeley, California, Panoramic Interests.
A year later, Mr. Epstein took a position as Acquisition Analyst with Grosvenor Group Limited, the Duke of Westminster’s global private equity real estate fund. At Grosvenor, Mr. Epstein received a more refined and disciplined education in formal underwriting, asset allocation, fund management, and other important institutional skills. During his time at Grosvenor, Stephen worked on transactions of more than $300M and earned his CCIM.
In 2007, Mr. Epstein exited the real estate field and started a publishing and training company named DollarCamp to bring financial literacy to high school and college students. DollarCamp continues to publish textbooks and education curriculum to this day, with Mr. Epstein remaining an owner but no longer involved with day-to-day business matters. In 2009, Mr. Epstein returned to real estate and started buying rental properties in Aurora, Colorado and Tampa, Florida. In 2012, intrigued by its real estate market and attracted to its strong demographic fundamentals, he relocated to Nashville. Over the next five years, Mr. Epstein syndicated over a dozen residential renovation projects and land entitlement projects and parcels along reinvigorating areas of East Nashville, Germantown, and Sylvan Park.
In 2013, Mr. and Mrs. Epstein created CA South where Stephen handled hiring, legal, and tax aspects of residential redevelopment projects. Stephen also assisted in structuring and forming the River Tower Condo development project, CA South’s first mid-rise condo development project in Nashville. Stephen currently dedicates the majority of his time structuring acquisitions for CA South, managing and coordinating its team of accountants, attorneys, analysts, and other advisors on the tax, debt financing, and legal side of the business.

Eric Kim, Board Member
For over 23 years, Eric Kim has been helping both large publicly traded companies as well as private corporations and small businesses with M&A, valuation, financings and management consulting needs. Eric has a natural skill that has been developed to “strip down” a business to its core strengths and then “build back up” the business value proposition by careful communication of those strengths and opportunities to potential acquirers, lenders and/or investors. Industry expertise includes Real Estate, Financial Institutions and Financial Technologies.
Eric earned an M.B.A. from The Wharton School of Business at the University of Pennsylvania, with a major in Corporate Finance and Private Equity / Venture Capital and B.S. in Business Management from The University of California, Berkeley. Eric is on the Board of Directors of Alternatives Direct, LLC.
Edward Tinsley, Board Member
Edward R. Tinsley co-founded Southwestern Growth Partners in 2013, an opportunistic, regionally-focused private equity and search fund. Since its inception, SWGP has placed over $80 million in investment capital in companies ranging from the upstream oil and gas sector to the restaurant industry. Edward currently serves as the Head of Operations and Development for one of SWGP’s portfolio companies, K-BOB’S Restaurants based in Austin, Texas.
Prior to co-founding SWGP, Mr. Tinsley was an M&A attorney with London-based law firm Linklaters LLP, participating in over $12 billion in equity and debt transactions. He lived and worked for the firm in New York, London, Hong Kong and Sao Paolo. Edward received his JD from Brooklyn Law School, Master of Science from London School of Economics, and his BA from the University of Southern California.
